Recently I had a discussion with 72 year old investor who wished to purchase a construction linked flat for 43lacs. On further enquiry why he prefers real estate(flat) for purely investment. He told me that they purchased a flat for 3lacs in 1986 valuing at 70lacs in 2010. while communicating I conveyed that it works to be 14% (CAGR). Imagine money has grown 23 times & there are other expenses involved for maintaining the same & real estate is not considered as liquid asset particularly for 72 years of age whose only son in married & settled abroad. Precisely we may conclude that we should take informed decisions & should avoid all investments in one assets class.No doubt if it is for first residence to live for, then we have no choice.
